There is time needed to contact the property owners, there is effort in finding them, there are databases that need to be purchased.
It usually takes me about 200 hours per property I acquire and maybe $2000 in efforts.
Some only took 15 hours and $200 in efforts. Every case is different.
There are a couple programs
1. Cost is minimal, BUT YOU WILL BE REQUIRED TO SPEND YOUR TIME to find the deals.
Maybe 300 hours, maybe 1,000, maybe only 20 hours.
$0 - $5,000
2. I will do everything, find the deal, and do everything for you
$25,000 ish.
Much less than you pay to a real estate agent. For a property that costs 90% less than MLS properties.
3. You just put up the money and I will do everything. You will still get an amazing ROI.
Be a minority partner or 12% - 40% ROI
